After a phone consultation to make sure we are the right fit for your project we meet you at site to assess the existing conditions. Site visits range anywhere from vacant land for new construction to existing houses looking to renovation and/or add an addition. While on site we gather site information and details to use to begin the design process.

Our first phase focuses on clients needs, function, space planning and high level design details all while keeping in mind their budget.
We work with our clients ideas, sketches, inspirational photos and create design plans discussing use of space, functional needs and project goals.

Package includes permit drawings to submit to city for approval and build intended structure per national and provincial building codes.
**We can submit and handle permit drawings with city for permit approval.

Based on clients needs after we've establish a design and complete construction drawings we start selecting the designs finishes where we select material finishes. Finishing selections generally includes but are not limited to flooring, tile, plumbing fixtures, lighting, trim, kitchen selections, bathroom selections, hardware, paint, tile, stairs and railings.
