Yes — we prepare permit‑ready construction drawings and can guide you through the submission process with your municipality. 

Most drafting packages include two 1-hour design plan revisions and a 30-minute revision from the city/trade estimating phase. Additional changes can be added as needed. 

Absolutely — collaboration ensures the drawings match the final vision and construction needs. We love collaboration!

No, we can recommend local contractor though. We specialize in creating accurate, permit‑ready architectural plans. While we don’t handle the construction ourselves, we collaborate with several reliable contractors who are familiar with our drawings and process to create a smooth process. The plans are yours to source your contractor with. If you’re ready to move into the building stage, we’re happy to connect you with any of them so you can meet, compare options, and choose the team that best fits your project. 

An Architect often specializes in commercial and larger homes over 6400 sf ( outside part 9 ) building code and/ or brings a very customize branded style they create and design often consistent with their style.

Drafters (THATS US!) offer construction permit drawings within part 9 of the building code and we often work with interior designers and engineers on residential homes and small commercial projects.

 Yes — site visits help verify measurements, grading, and existing conditions. We often do site visits when doing a renovation and or would like to consider a unique property ( view or grading )

We are a team of 3 and pride ourselves in turn around times. Simple projects: 1–2 weeks. Full house plans: 3–6 weeks. Timelines depend on complexity and client responsiveness. 

We offer a standard drafting package based of square footage pricing that includes two i-hour sets of edits mentioned above complete with 30 minute revisions during your permit submission incase anything pops up. Outside this package we charge hourly for design services, drafting services, site visits etc.
