 When you’re renovating, the city generally requires a set of plans showing your home as it currently stands. If you don’t have accurate drawings on hand, we’ll create them for you. The dimensions we find on-site are then brought back to our office and entered into our design program, where we build an accurate model of your home and convert it into clean, professional plans. 

 Our architectural drafting and design first phase focuses on clients needs, functional needs, space planning and high level design details all while keeping in mind their budget.

We work with our clients ideas, sketches, inspirational photos and create design plan(s) discussing use of space, functional needs and project goals. 

Our process includes residential drafting blueprints to submit to the city for approval to build intended structure per national and provincial building codes.

**We can submit and handle permit drawings with city for permit approval.

 While a floor plan shows your space from above, interior elevations show it from the side, as if you were standing in the room looking at each wall. They are one of the most important tools for understanding how your design will actually look and feel once it’s built. We prepare detailed elevations for the key areas of your project, showing cabinetry layouts, wall finishes, window and door placement, ceiling heights, built-ins, and other design features.

 Based on the clients wants after we've established and completed construction drawings, we start selecting the material finishes for the space. Finishing selections generally includes but are not limited to flooring, tile, plumbing fixtures, lighting, trim, kitchen selections, bathroom selections, hardware, paint, tile, stairs and railings. These finishes will be used in your 3D Renders if you purchase one. Provided is an Excel and PowerPoint file that specifies all selections.

 3D renders are a visual simulated photo produced to see what your interior and exterior space(s) will look like using cutting edge software. 

  Permit navigation is an optional service for clients who would like the extra support. If you prefer to handle permits yourself, that’s completely fine, and we’ll provide everything you need to do so.  

If you choose this option, we begin by reviewing your project to determine which permits and approvals are required. From there, we prepare and submit all of the necessary drawings, forms, and supporting documentation on your behalf, so you don’t have to worry about getting the paperwork right.

Once your application is in, we keep a close eye on the process. We follow up with the permit office, respond to any questions or requests for revisions, and keep you updated at every stage so you always know where things stand.
